How to Choose the Best Realtor in Fort Myers, Florida

by Billee Silva, PA, ABR SRS

If you're searching for the best Realtor in Fort Myers, Florida, you probably don't need someone to simply open doors, put a sign in your yard, or send you listings you can already find online.

You need someone who understands Fort Myers real estate, Southwest Florida communities, current market conditions, insurance concerns, flood zones, HOA and condo fees, inspections, negotiations, and the many details that can affect what a home is really worth—or what it will really cost to own.

So, how do you find the right Realtor in Fort Myers?

I'm Billee Silva, a Fort Myers Realtor with Century 21 AllPoints Realty and a Southwest Florida resident since 1994. I work with buyers and sellers throughout Fort Myers, Cape Coral, Estero, Bonita Springs and surrounding Southwest Florida communities.

Over the years, I've learned that choosing the right Realtor isn't about finding the person with the biggest advertisement. It's about finding someone with the experience, local knowledge, communication skills and strategy to help you make good real estate decisions.

Here are some of the things I believe you should consider before choosing a Realtor in Fort Myers.

What Should I Look for in a Fort Myers Realtor?

Start with local experience.

Real estate is local everywhere, but that's especially true in Southwest Florida.

Two Fort Myers homes with similar prices and square footage can have very different ownership costs and resale considerations.

One may be in Flood Zone X while another requires flood insurance. One community may have substantial HOA fees but include services that reduce other expenses. Another may have a CDD assessment. A condo association may have reserves or upcoming assessments to consider.

Roof age, hurricane protection, homeowners insurance, community restrictions and even the type of waterfront access can affect whether a particular property makes sense.

That's why I believe a good Fort Myers Realtor should help you look beyond the listing photos and purchase price.

If you're new to the area, my Living in Fort Myers, Florida: Complete Guide to Buying a Home, Costs, Communities & What Locals Know is a good place to start. It covers many of the questions buyers have when they're first considering a move to Southwest Florida.

Why Is Local Knowledge So Important When Buying a Home in Fort Myers?

Someone relocating to Southwest Florida may begin searching for "homes for sale in Fort Myers," but that's only the beginning.

What kind of lifestyle do you want?

Do you want a gated community or no HOA?

Golf or boating?

A 55+ community with a full social calendar?

A newer home with hurricane protection?

A private pool?

A condo you can lock up and leave for several months?

Acreage?

Gulf access?

Would you rather be closer to Fort Myers Beach and Sanibel, or is easy access to I-75 and Southwest Florida International Airport more important?

Those questions can completely change where you should be looking.

One of the things I tell buyers is to choose the lifestyle and location before falling in love with the house.

I've lived in Southwest Florida since 1994, and that local knowledge helps me explain not only where communities are located, but also the differences that aren't always obvious when you're searching online.

Market conditions matter too. Fort Myers real estate doesn't move in exactly the same direction every year, or even across every property type. I regularly publish Fort Myers real estate market updates to help buyers and sellers understand what's happening with inventory, sales, prices and days on market.

What Should a Fort Myers Realtor Know About Flood Zones and Insurance?

Flood zones and homeowners insurance should be part of the conversation early, not something you discover shortly before closing.

Not every Fort Myers property requires flood insurance, and being outside a high-risk flood zone doesn't mean a property has never experienced flooding.

If this is something you're concerned about, I've written more extensively about flood zones in Fort Myers and when flood insurance may be required.

Buyers frequently ask me which locations may have lower flood risk. While every individual property needs to be researched, you can also read my guide to areas of Fort Myers that may be outside higher-risk flood zones.

Another term buyers sometimes encounter is "Pre-FIRM." If you're considering an older property, understanding the distinction can be important. I explain the difference between Pre-FIRM and Post-FIRM homes in Fort Myers and why it may matter when researching flood insurance.

Flood zone is only one part of the insurance conversation.

Roof age, hurricane protection and other property characteristics can also affect insurability and cost.

The same applies to inspections.

Depending on the home, buyers may need to consider a general home inspection along with wind mitigation, 4-point, pool, septic, well, WDO or other inspections.

An experienced local Realtor should know which questions to ask and help you identify issues that deserve further investigation before your inspection period expires.

How Do I Find a Realtor to Help Me Buy a Home in Fort Myers?

If you're buying, don't choose your Realtor based solely on who responds first to an online inquiry.

Ask questions.

How well do they know the areas you're considering?

Will they explain the differences between communities?

Will they help you evaluate HOA fees, CDD assessments, flood zones and insurance considerations?

Do they understand resale homes as well as new construction?

Will they point out concerns even when doing so could make you decide not to buy a particular house?

That last one matters to me.

My job isn't to convince you to buy a house. It's to give you as much useful information as possible so you can decide whether it's the right house for you.

Sometimes that means pointing out the reasons not to buy it.

Should I Use a Realtor When Buying New Construction in Fort Myers?

Yes, I recommend having your own Realtor when considering new construction.

The sales representative at a new-home community represents the builder's interests.

Your Realtor can help you compare the new home with resale alternatives, evaluate builder incentives, consider lot location and premiums, understand community fees, and look at how the total purchase compares with other opportunities.

New construction can be a great option for some buyers, but incentives shouldn't be considered in isolation.

The price of the home, financing, closing costs, HOA or CDD fees, lot premium, included features and future resale potential should all be considered together.

What If I'm Buying a Second Home or Vacation Home in Southwest Florida?

Buying a vacation home can involve considerations that aren't as important when purchasing a primary residence.

You may need to think about how the property will be maintained while you're away, hurricane preparation, insurance, HOA or condo rules, rental restrictions and whether you want a home that's relatively easy to lock up and leave.

I've covered those issues in more detail in Buying a Vacation Home in Southwest Florida: 11 Things Buyers Should Know.

This is another reason I believe working with a Realtor who understands Southwest Florida is important. The best property isn't necessarily the one with the prettiest pictures. It's the one that works for the way you plan to use it.

How Do I Choose a Realtor to Sell My Fort Myers Home?

If you're selling, ask prospective Realtors something more important than:

"What price would you list my house for?"

Ask:

"Why?"

Your home's value isn't determined by what you paid, what you need to net, what a neighbor is asking, or what an automated website says.

Buyers determine value by comparing your home with their other choices.

If you're trying to get a better idea of your property's value before speaking with an agent, start with my guide, What Is My Fort Myers Home Worth in 2026?.

A strong listing strategy should consider recent sales, active competition, pending sales, days on market, price reductions, property condition, community fees, flood zone, location, view, major improvements and competing new construction.

Preparation matters as well. Before putting your property on the market, you may also want to review my steps for preparing a home for sale in Fort Myers.

And if you're getting serious about selling, I've put together a much more detailed guide to selling a house in Fort Myers, Florida that covers pricing, preparation, marketing and what sellers should expect.

Does the Current Fort Myers Real Estate Market Affect Which Realtor I Should Choose?

I believe it does.

The strategy that worked when homes were receiving multiple offers almost immediately isn't necessarily the strategy that works in a market where buyers have more inventory to choose from.

More choices give buyers additional negotiating power and make accurate pricing and presentation even more important for sellers.

I've written about why the 2026 Fort Myers real estate market has been more favorable to buyers and what those changing conditions can mean for both sides of a transaction.

Your Realtor shouldn't simply know how to sell real estate.

They should understand the market you're selling or buying in right now.

Does Online Marketing Matter When Choosing a Listing Agent?

Absolutely.

Think about how buyers search for homes today.

They're on Google, Zillow, Realtor.com, YouTube, Facebook, Instagram and other platforms. Increasingly, consumers are also using AI tools to research communities, compare areas and learn about the home-buying and selling process.

That's why I believe real estate marketing has to extend beyond simply entering a property into the MLS.

When I market a home, I want to make it easy for potential buyers to find useful information about the property and understand what makes it worth seeing.

At the same time, marketing cannot overcome an unrealistic price.

The strongest strategy combines pricing, presentation, exposure and ongoing evaluation of the market.

Should I Read a Realtor's Reviews Before Hiring Them?

Yes, but don't look only at the number of stars.

Read what clients actually say.

Look for comments about communication, responsiveness, market knowledge, negotiation, problem-solving and what happened when a transaction became difficult.

Real estate transactions don't always go exactly according to plan.

Inspections uncover problems. Appraisals come in low. Insurance issues arise. Financing gets delayed. Association questions surface.

You want to know how your Realtor handles the transaction when something unexpected happens.

What Questions Should I Ask Before Hiring a Fort Myers Realtor?

Here are several questions worth asking:

  • How long have you worked in Southwest Florida real estate?

  • How well do you know the area or community I'm considering?

  • Do you work with both buyers and sellers?

  • How will you communicate with me?

  • How do you help buyers evaluate flood and insurance considerations?

  • How do you determine a home's market value?

  • What is your marketing strategy for listings?

  • How do you handle inspections, appraisal issues and negotiations?

  • What happens if something goes wrong during the transaction?

  • What do your previous clients say about working with you?

Most importantly, make sure you feel comfortable asking questions.

Buying or selling a home is too important to feel as though you're bothering your Realtor.

Who Is Billee Silva, Fort Myers Realtor?

I'm Billee Silva, PA, ABR, SRS, REALTOR® with Century 21 AllPoints Realty, and I've called Southwest Florida home since 1994.

I work with buyers and sellers throughout Fort Myers, Cape Coral, Estero, Bonita Springs, Fort Myers Beach, North Fort Myers, Alva, Sanibel and surrounding Southwest Florida communities.

My background as an educator has also influenced how I approach real estate. I don't believe clients should be expected to understand something simply because people in the real estate industry deal with it every day.

I want my clients to understand their options, the potential advantages and disadvantages, and what happens next.

That applies whether I'm helping someone buy their first home, relocate to Southwest Florida, purchase a seasonal property, navigate a 55+ community, sell a longtime family home or determine what their property may be worth.

Is Billee Silva the Best Realtor in Fort Myers?

I'll let my clients decide that.

There isn't one Realtor who is going to be the perfect fit for every buyer or seller.

What I can tell you is how I work.

I believe in being responsive, doing my homework, explaining what I know, researching what I don't, and telling clients what they need to hear, not simply what they want to hear.

I also believe local experience matters.

After living in Southwest Florida since 1994 and working with buyers and sellers throughout the area, I understand that buying here involves much more than finding a beautiful house.

And selling here involves much more than putting one on the MLS.
