Fort Myers Real Estate Market Update: October 2026 vs. October 2025 — What Buyers and Sellers Need to Know

by Billee Silva, PA, ABR SRS

Is the Fort Myers real estate market shifting in favor of buyers? Are home prices finally coming down, or are sellers still holding firm? The October 2026 housing market statistics reveal some interesting changes compared with October 2025, particularly when comparing single-family homes and condominiums.

While fewer single-family homes are available for sale and closed sales have slowed considerably, median selling prices have remained surprisingly stable. The condo market, on the other hand, is showing signs of increased buyer activity, even as selling prices remain below last year's levels.

When we compare October's numbers with September 2026, a clearer picture begins to emerge. Buyers are still purchasing homes, but they're being selective, and sellers need to recognize that today's market requires realistic pricing and a competitive strategy.

Fort Myers Single-Family Home Market: Fewer Sales, but Prices Remain Stable

The October 2026 Fort Myers single-family housing market tells an interesting story. Active listings declined from 1,259 in October 2025 to 1,169 in October 2026, a decrease of approximately 7.1%. That means buyers have fewer homes to choose from than they did a year ago. However, fewer listings haven't necessarily translated into stronger sales.

Closed sales dropped from 225 in October 2025 to just 184 in October 2026, a decline of approximately 18.2%. This suggests that buyers are taking a more cautious approach, carefully evaluating prices, financing costs, property conditions, and the overall value of a home before committing to a purchase.

Perhaps the most interesting statistic involves home prices. The median asking price declined from $525,000 to $499,250, a decrease of approximately 4.9%. Yet the median selling price remained virtually unchanged, increasing slightly from $465,000 to $465,500.

What does this mean for Fort Myers home buyers? Sellers are entering the market with lower asking prices than they were a year ago, but the homes actually selling are still commanding prices comparable to October 2025. This suggests that while buyers may have negotiating opportunities, particularly on overpriced properties, they shouldn't assume every seller is willing to accept a substantially lower offer.

Another encouraging sign is that days on market declined 4.6% compared with October 2025. Homes are selling slightly faster than they were a year ago, despite fewer overall transactions.

For buyers, this reinforces the importance of being prepared. A well-priced home in a desirable neighborhood can still attract attention, while properties that have been sitting on the market may offer more negotiating flexibility.

For sellers, the takeaway is equally important. Buyers are still willing to pay competitive prices for homes they perceive as a good value, but they're becoming less forgiving of overpricing.

Fort Myers Condo Market: More Sales, Lower Selling Prices

The Fort Myers condominium market is showing a different trend, one that may be particularly interesting for buyers searching for more affordable housing options.

Active condo listings declined from 1,035 in October 2025 to 976 in October 2026, a decrease of approximately 5.7%. Despite having fewer condos available, closed sales actually increased slightly, from 88 to 91, representing a 3.4% year-over-year increase.

While that may not sound like a dramatic improvement, it's noteworthy considering the challenges facing Florida's condominium market, including rising HOA fees, insurance expenses, reserve requirements, and potential special assessments.

The most significant opportunity for condo buyers may be found in the difference between asking prices and actual selling prices. The median condo list price increased from $250,000 to $259,000, approximately 3.6% higher than last year. However, the median selling price declined from $228,000 to $220,000, a decrease of approximately 3.5%.

What does this mean for Fort Myers condo buyers? Although sellers are asking more for their properties, the median price buyers are actually paying is lower than it was a year ago. This suggests that buyers may have negotiating opportunities, especially in communities where several similar condos are competing for attention.

Condos are also spending less time on the market, with days on market declining 10.5% year over year. That indicates buyers are still responding to properties that offer the right combination of price, condition, amenities, and reasonable ownership costs.

However, buyers should look beyond the purchase price. A condo with a lower asking price isn't necessarily a better deal if it comes with substantial monthly HOA fees, inadequate reserves, or anticipated special assessments.

For condo sellers, the message is clear: Pricing based on what other owners are asking isn't enough. Recent closed sales, community financial conditions, and competing listings are essential when determining a realistic asking price.

September vs. October 2026: What Trends Are Emerging in the Fort Myers Housing Market?

Comparing October's results with September 2026 provides additional insight into how the Fort Myers housing market is changing.

Single-Family Homes: Buyer Demand Appears to Be Slowing

In September 2026, active single-family home listings were down 10.1% compared with September 2025. October continued that trend, with inventory declining approximately 7.1% year over year.

However, sales activity tells a different story. In September, closed sales were down just 1.9% compared with the previous year. By October, that year-over-year decline had widened to approximately 18.2%.

That's a noticeable change and suggests that buyers may be becoming more hesitant as we approach the end of the year.

Pricing trends are also worth watching. In September, the median single-family home selling price was $450,000, an increase of 6.1% compared with September 2025. In October, the median selling price increased to $465,500, but that represented only a 0.1% increase over October 2025.

In other words, although the median selling price increased from September to October 2026, annual price growth slowed considerably.

Interestingly, days on market improved. September's figures showed homes spending 22.8% longer on the market compared with the previous year, while October's days on market declined 4.6% year over year.

What does this mean for buyers? The Fort Myers single-family home market isn't moving in one direction across every neighborhood or price range. Some homes are selling quickly, while others are struggling to attract offers. Buyers who understand recent comparable sales and recognize when a property is overpriced may be in a stronger position to negotiate.

Fort Myers Condos: Signs of Improving Buyer Activity

The condo market is showing some encouraging changes compared with September.

In September 2026, closed condo sales were down 6.7% year over year. By October, sales had increased 3.4% compared with October 2025.

Condo selling prices also showed a notable shift. In September, the median condo selling price was $210,000, representing a 21.7% decline from September 2025. In October, the median selling price increased to $220,000, narrowing the year-over-year decline to approximately 3.5%.

Although prices remain below last year's levels, the smaller annual decline and increase in closed sales are worth watching.

Condo inventory also declined in both months, down 4.8% year over year in September and approximately 5.7% in October.

What does this mean for buyers? Fort Myers condos may continue to offer opportunities for buyers seeking lower purchase prices, particularly compared with single-family homes. However, with sales activity improving slightly and inventory declining, desirable condos with reasonable fees and strong financials may face more competition.

One month of improved sales doesn't necessarily mean the condo market has recovered, but it does suggest that buyers are responding to opportunities.

Is Fort Myers a Buyer's Market in November 2026?

The October statistics suggest that buyers continue to have negotiating opportunities, but the answer depends heavily on the type of property, neighborhood, price range, and seller motivation.

In the single-family home market, fewer closed sales and lower median asking prices suggest that some sellers may need to adjust their expectations. However, relatively stable median selling prices show that buyers aren't necessarily getting significant discounts on every property.

The condo market presents a different opportunity. Median selling prices remain below last year's levels, and buyers may find motivated sellers, particularly in communities with higher HOA fees or several competing listings.

However, lower inventory doesn't automatically mean a seller's market, just as fewer sales don't automatically mean a buyer's market. Months of inventory, pending sales, price reductions, and local competition all play an important role.

A well-maintained home with a newer roof, impact windows, and competitive pricing may attract significantly more interest than a similar property requiring expensive improvements.

Likewise, two condos with identical asking prices can represent very different values depending on monthly fees, insurance coverage, reserves, and potential assessments.

The bottom line? Fort Myers buyers may have more negotiating power in certain situations, but understanding the specific neighborhood and property is essential.

What Should Fort Myers Home Buyers Know Right Now?

If you're considering buying a home in Fort Myers, Florida, the October 2026 market presents opportunities, but preparation and realistic expectations are important.

With single-family home sales declining, some sellers may be more receptive to reasonable offers, closing cost assistance, or other concessions. Homes that have been listed for several months may be especially worth evaluating.

However, don't assume that every home is overpriced or that every seller is desperate to sell. The median single-family selling price has remained relatively stable, and well-priced properties can still attract serious buyers.

For condo buyers, the lower median selling price may create opportunities to purchase at a more attractive price than last year. Just remember to carefully review HOA fees, reserves, insurance, and assessments before deciding whether a condo is truly affordable.

Whether you're searching for a single-family home, waterfront property, 55+ community, or condominium, the most successful buyers are those who understand current market conditions and recognize genuine value.

A great deal isn't simply buying a home below asking price. It's purchasing the right property at a price supported by the market, with ownership costs that fit your budget.

What Should Fort Myers Home Sellers Know Right Now?

If you're thinking about selling your Fort Myers home, October's statistics reinforce the importance of pricing strategically from the beginning.

Buyers have become more selective, and with fewer single-family home sales compared with last year, sellers need to make their properties stand out.

The good news is that median single-family selling prices have remained stable. However, sellers shouldn't confuse stable prices with unlimited pricing power.

Buyers are comparing properties carefully, and homes that are priced above recent comparable sales may sit on the market while competitively priced homes attract offers.

For condo sellers, the challenge can be even greater. Buyers are paying close attention to HOA fees, insurance expenses, financial reserves, and special assessments. A condo's overall affordability can be just as important as its asking price.

Today's market rewards sellers who understand their competition, prepare their homes properly, and price according to what buyers are actually willing to pay.
