Inventory is lower than it was a year ago, single-family home prices are holding up better than many sellers may realize, and the Fort Myers condo market is seeing more sales despite lower prices.

For buyers and sellers trying to decide whether now is a good time to buy or sell a home in Fort Myers, Florida, it’s important to look beyond headlines about the national housing market. Real estate is local, and the Fort Myers market has its own trends.

Here’s what happened in Fort Myers real estate in August 2026 compared with August 2025.

Fort Myers Single-Family Home Market – August 2026

The number of single-family homes for sale in Fort Myers declined year over year. Active listings in August 2026 were 9.6% lower than August 2025.

Closed sales were also slightly lower, declining 1.7% year over year.

One of the more interesting numbers is the difference between asking prices and actual selling prices.

The median listing price for Fort Myers single-family homes fell 6.7% compared with August 2025. However, the median sold price increased 2.2%.

The median sold price was:

August 2026: $435,500
August 2025: $426,000

That distinction matters.

Sellers appear to be adjusting their expectations and pricing more competitively, but homes that are selling are still producing a higher median sale price than they did a year ago.

For homeowners wondering, “Are home prices dropping in Fort Myers?”, the August numbers show why there isn’t a simple yes-or-no answer. Median asking prices were lower, but the median price of the single-family homes that actually sold was higher.

What Does the Fort Myers Housing Market Mean for Sellers?

If you’re thinking about selling a home in Fort Myers, pricing remains one of the most important parts of your strategy.

Buyers have choices, and they are paying close attention to value, condition, insurance costs, HOA fees when applicable, and how a property compares with competing homes.

The 6.7% decline in median list price suggests sellers are responding to current market conditions. At the same time, a 2.2% increase in median sold price demonstrates that buyers are still purchasing Fort Myers homes at solid prices.

The key is being positioned correctly from the beginning.

Overpricing a home to “see what happens” can work against a seller in a market where buyers can easily compare properties online. A home that is priced appropriately for its location, condition, features, and competition has a much better opportunity to attract serious buyers.

Fort Myers Condo Market – August 2026

The Fort Myers condo market tells a somewhat different story.

Active condo listings declined 5.2% compared with August 2025, while closed condo sales increased an impressive 16.2% year over year.

At the same time, condo prices moved lower.

The median condo listing price declined 11.6%, while the median sold price decreased 4%.

The median sold price for a Fort Myers condo was:

August 2026: $212,000
August 2025: $220,375

Another notable change was market time.

Days on market decreased 25.6%, with Fort Myers condos averaging approximately 100 days on the market in August 2026.

More condos sold than a year ago, inventory was lower, and properties were spending less time on the market, even though the median selling price declined.

Is the Fort Myers Condo Market Improving?

For condo owners, the 16.2% increase in closed sales is encouraging because it indicates more transactions are taking place than during the same period last year.

However, pricing remains extremely important.

Fort Myers condo buyers are evaluating much more than the price of the unit itself. Monthly association fees, reserves, special assessments, building insurance, flood insurance, age and condition of the building, and overall financial health of the association can all affect a buyer’s decision.

Two condos with similar square footage in the same general area can perform very differently depending on the community, fees, condition, view, amenities, financials, and competing inventory.

That’s why broad Fort Myers statistics are useful for identifying trends, but they should never replace a property-specific market analysis.

Is Fort Myers a Buyer’s or Seller’s Market in 2026?

The August data shows a market that continues to require realistic expectations from both buyers and sellers.

For single-family homes, inventory and sales were slightly lower than a year ago, but the median sold price increased to $435,500.

For condos, inventory declined while sales increased substantially, but the median sold price fell to $212,000.

This means there isn’t one answer that applies to every property in Fort Myers.

Your market can change significantly depending on whether you own a single-family home or condo, your neighborhood or community, price range, property condition, flood zone, HOA or condo fees, and the amount of competing inventory nearby.

Are Fort Myers Home Prices Going Up or Down?

Based on August 2026 data, Fort Myers single-family median sold prices increased 2.2% year over year, from $426,000 to $435,500.

For condos, the opposite occurred. The median sold price declined 4%, from $220,375 in August 2025 to $212,000 in August 2026.

That is an important reminder that the Fort Myers housing market cannot be accurately described with one number. Single-family homes and condos are moving differently, and individual neighborhoods and communities can vary even more.
